We couldn't have sold our house as fast as we did without Paul- we got an offer at our asking price on the first day that the house went on the market! We had previously tried to sell the house through a different agent but got no offers after many months. Paul is one of the few real estate agents who actually takes the time to sell the property, by matching potential buyers to the house itself. This requires a keen knowledge of both the local market and the buyer needs. Many real estate agents are good at marketing (taking pretty photos and posting online) but don't put in even half the effort that Paul does in finding buyers. Some of the things that we really appreciated: - Extremely responsive. We got proactive updates from Paul at least once a week, if not more often from the start of the process all the way until the closing was completed. He texts and call back in minutes if you reach out to him. - Practical. He did not come up with a list of thousands of dollars of changes that would be needed before the house was 'saleable' - just a few essential cosmetic issues that cost a fraction of what other agents had suggested - Integrity. One small example, he took good (and realistic) photos of the place for the online listing. Many agents take angled shots that make a place look bigger or better lit than it actually is. By showing the reality it sets buyer expectations well. - Persistence! Paul worked hard to convince us that we should sell our house through him after our really poor experience with the previous real estate agent. We're very glad we did. Paul was extremely professional throughout the process, giving good advice on the negotiation and pricing. We were out-of-state throughout the process and Paul facilitated everything on our behalf. If we're back in the area we will definitely use Paul Herrick to purchase our next home.
